Based in the Peak District, Leisha is a consultant property solicitor with broad experience in residential and commercial property transactions and development projects across the UK. She provides clear, practical guidance throughout the property process, taking a solutions-focused approach to help clients achieve their goals.
Leisha works with anyone buying, selling, or leasing commercial property or land, with a passion for supporting small to medium-sized developers starting their first ventures. Her experience in commercial and residential property enables her to offer a comprehensive service, from site acquisition to sale of the completed development, residential or commercial.
She thrives on being involved from the very beginning, guiding clients through each stage of their property journey with clear, practical advice. While Leisha has a special focus on developers, her expertise extends to all types of property projects. She regularly assists clients in resolving complex title issues, navigating landlord and tenant matters, and securing favourable terms in legal negotiations.

Leisha is currently completing a part-time MSc in Property Development and Planning at Nottingham Trent University, reinforcing her commitment to her specialisms, her passion for learning, and her dedication to supporting clients through every stage of their property journey.
Outside of work and study, Leisha enjoys socialising with friends, travelling, and exploring new culinary experiences, both abroad and in her own kitchen. She is also an avid reader, particularly of murder mystery novels, and prioritises regular gym sessions and quality time with her son, family, and friends to maintain a healthy work–life balance. This strong personal foundation enables her to offer clients a genuinely engaged and comprehensive service.

Legal Specialisms
- Acquisition, disposal, and refinancing of commercial property and development land -Advising on commercial leasehold purchases, commercial disposals and acquisitions, commercial refinancing matters, conditional and non-conditional sales and purchases of land and property.
 
- Negotiation and completion of infrastructure agreements - Supporting developers in consulting with local authorities and statutory providers in completing infrastructure agreements S38, S104, and Section 106 Agreements.
 
- Drafting and negotiation of complex property contractual documents - Drafting, negotiating, and advising on overage agreements, conditional sale and purchase documentation, drafting and securing of private legal charges, multi-party, and back-to-back transactions.
 
- Sales, Purchases, and Remortgages of residential property - Providing support to commercial property clients in providing advice on residential projects, usually commercial or unusual in nature, but also standard residential transactions, where required. Company acquisitions of residential property, buy-to-let portfolios.
 
- Landlord and Tenant leases, licences, and assignments - Advising, drafting, and negotiating for both landlords and tenants in connection with occupation and letting of commercial property.
 
- Land Transactions - Nonstandard residential property transactions such as sales of garden land, transfers of part, developer site set up, investigation and rectification of title issues.
 
Legal Expertise in Practice
- Development Projects and Ongoing Support - Worked closely with the developer in the acquisition of three residential development sites concurrently for a small property developer, including full site set up, through to delivery of plot sales on completion of the development, securing additional funding and refinancing for development, advising on planning and heritage issues affecting the ongoing development of the project.
 
- Contractual Expertise - Assisted a family-run South Yorkshire-based developer in its infancy in completing the acquisition of a complex development and refurbishment project, which included multi-party back-to-back sale and purchase agreements, conditionality on planning, and the surrender of agricultural tenancy and ongoing multi-party overage obligations negotiated into the contract.
 
- Commercial Property Transactions - Extensively advised on a wide variety of commercial property sales and acquisitions, including motor group dealerships, public houses, retail and industrial parks, office spaces, acting for individuals, companies, and SIPPs.
 
- Landlord and Tenant - Negotiated a high number and varied portfolio of lease transactions for both landlords and tenants, including the lease of a small dental practice premises, takeaway premises, small and large office spaces, industrial units, and retail spaces, outdoor storage land, garden centres, and riverside recreational space for wellbeing specialists.
 
- Residential Property Services - Prior to specialising in Commercial Property, I managed a high volume of residential conveyancing matters over a fifteen-year period and supported commercial property clients in company acquisitions of residential property, buy-to-let portfolios, and non-standard residential property transactions such as sales of garden land, transfers of part, and rectification of title issues.
 
- Utility Provider Support - Prior to qualification, managed of high volume of specialist commercial property cases to a large energy supplier, securing overhead and underground cable easements, leases of substations purchases of land to support energy infrastructure.
