Tim is a conveyancer with over 13 years of experience in residential property. Having worked across volume corporate firms, medium-sized practices, and small boutique firms, Tim brings a breadth of experience that few conveyancers can match. Alongside his caseload, Tim has consulted law firms on best practices in conveyancing operations, implementing substantial changes that have improved efficiency, compliance, and client service at the firm level. Known for his hands-on approach and responsiveness throughout the transaction, Tim has built a strong reputation for speed, availability, and high-quality client service.

Outside of work, Tim enjoys spending time with his partner and their three chihuahuas. He has a passion for travel, with a particular love of exploring Asia, and enjoys socialising with friends and family.

  • Bridging Finance - Tim acts for borrowers and lenders in bridging transactions, handling the speed and complexity that short-term lending requires, including title investigation, security documentation, and coordination with all parties to meet urgent completion deadlines.


  • Unregistered Title - Tim has experience dealing with unregistered land, investigating title through epitome and abstract, advising on first registration requirements, and managing the additional steps involved in bringing unregistered property into the Land Registry system. With the vast majority of land in England and Wales now registered, the ability to confidently handle an unregistered title is increasingly rare, making it a niche skill that sets Tim apart from many conveyancers.

 


Legal Expertise in Practice


  • Freehold Purchase - Instructed by a buyer whose previous solicitor had held the matter for over four months without progress. Tim reviewed the file, identified what was needed, and brought the transaction through to completion within three weeks of being instructed.


  • Transfer of Part & Deed of Release - Acted for a buyer acquiring additional land by way of transfer of part, negotiating and completing a deed of release of covenants that burdened the land being acquired. The matter required careful review of the title to the parent title, precise drafting of the transfer plan, and coordination with the seller’s solicitors to ensure the release was properly documented and registered.


  • Remortgage - Instructed just five days before the client’s early repayment charge period expired, Tim worked at pace to satisfy all lender requirements, obtain the redemption statement, and progress the matter through to completion within that window, saving the client from a significant financial penalty.


  • Bridging Finance - Acted on a complex bridging matter involving an estate where both inheritance tax and executor loans were required to be discharged prior to completion. Obtaining a settlement figure from HMRC within the timescales demanded by the bridging lender proved exceptionally challenging, requiring persistent and detailed engagement with HMRC on behalf of the estate. The matter was successfully completed following a sustained effort to reconcile all outstanding liabilities before funds could be released.


  • Unregistered Title - Acted on the purchase of a property held with an unregistered title, investigating the root of title through a full epitome, advising the buyer on gaps in the deduction of title, and managing the application for first registration at the Land Registry following completion.


  • Mentoring & Team Development - Alongside his caseload, Tim has mentored trainee solicitors and junior members of staff, supporting their development in residential conveyancing practice. He takes a hands-on approach to training, sharing practical knowledge of Land Registry procedure, lender requirements, and client management to help junior colleagues build confidence and competence.
