- Auction Matters - Hamza acted for a client purchasing a property at auction where the transaction had a strict seven-day completion timeframe. He worked proactively and under significant time pressure to ensure all necessary legal and conveyancing requirements were dealt with within the short deadline.
- Transfer of Equity & Remortgage - Hamza acted on a complex transfer of equity and remortgage following the death of the property's original owner. The surviving spouse needed to take over the mortgage, with a trust also in place in relation to the property. Given the risk of repossession, the matter required careful coordination and urgent action. Hamza worked closely with the client, lender and other relevant parties to address the trust and conveyancing requirements and progress the transaction within the necessary timeframe, helping the client retain the property and avoid repossession.
- Shared Ownership: Registry Issue - Hamza assisted a client who was looking to sell their shared ownership property, but discovered that the Land Registry register had not been correctly updated following the original purchase. The firm that had acted on the purchase had since closed, making it difficult to obtain the necessary information. Hamza investigated the history of the transaction, tracked down the previous firm's file and worked through the outstanding requirements to ensure the register could be properly updated. By resolving the issue, he helped remove a significant obstacle to the client's proposed sale and allowed the transaction to progress.
