About Colette

Colette is a Conveyancing Consultant with 12 years of experience in commercial conveyancing and five years of experience in residential conveyancing. Colette works with companies and individuals looking to enter into their next venture, whether that be the sale or purchase of a home or the lease of a commercial premises. Colette advises on all issues relating to the sale and purchase of residential properties, residential and commercial mortgages, including bridging finance, buy-to-let, commercial leases and lease-related issues.

Colette works with individuals and companies, including those with property portfolios, to complete their conveyancing requirements.

Colette prioritises efficiency with clarity, ensuring the client is fully up to date on their transaction and that completion is met as soon as practically possible.

 

In her spare time, she likes to go on walks through the local countryside with her family and Cockerpoo, Thea, or read a good book. If she finds the time, she also likes to scuba dive, and is qualified to an advanced level.

• Remortgages (including bridging finance) - Advising the client and liaising with the lender on mortgage provisions and conditions. Including more complex bridging finance.er supplies.

• Transfer of a Going Concern - Providing a full service from start to completion in the transfer of equity of a property.

• Auction Purchases - Reviewing auction packs and acting in the purchase of properties at auction.

• Unregistered Title - Investigate and assemble the title in order to prepare it for sale or registration.

Legal Expertise in Practice

• Auction Purchase - Colette completed an auction purchase within three working days following a late instruction and a short completion deadline. The purchase was a transfer of part with a complex overage provision. The client was fully advised and reported to and completed within the required timeframe.

• Bridging Finance - Colette completed bridging finance within an auction purchase. The bridging finance included a charge over a second property. The matter required efficiency and precision to complete the finance before the auction deadline.

• Ad Medium Filum Application - Complex application for land that had been granted a stopping up order. The application was made and completed at the Land Registry. The matter required a complex knowledge of the law and the land to put forward the necessary requirements of the Land Registry.

• Bare Land for Development - Colette advised and completed on a purchase of bare land for development. The land had an access issue that needed to be resolved before completion. The client was fully advised throughout the process and felt comfortable proceeding to completion in readiness for developing the land.

• Commercial Purchase - Colette acted in the purchase of a commercial premises for a franchise, ensuring that the client was fully aware of the local restrictions on signage and the permitted use of the property. The sellers were keen to complete the deal as soon as possible, but Colette kept a steady head to ensure all relevant enquiries were responded to and the property was suitable for the client's intended use.

• Residential Sale - Colette acted in the sale of a residential property, which included land used for the keeping of livestock, which had an overage provision. The buyer’s solicitors queried whether the overage provision had been breached, but Colette was able to fully investigate and confirm this was not the case.
