About Nikki

Nikki is a Licensed Conveyancer, specialising in all types of residential property transactions. Located in Wiltshire, Nikki has over 20 years’ experience predominantly in the South West, but also throughout the Country.

Nikki can help you with all your residential property needs, whether you are buying your very first home, upsizing in a chain, looking at a new build property or selling your home. Alongside everyday transactions, Nikki has a wealth of knowledge in dealing with problematic or sensitive situations, such as probate sales, transfers after a relationship breakdown, as well as issues with defective leases or estate management company problems. There is very little that she has not faced during her lengthy career so far.

Nikki is incredibly diligent and always puts her clients first. She prides herself on a proactive approach to conveyancing, with the sole mission to offer a different kind of legal service that prioritises clients' needs over anything else.

Outside of the office, Nikki enjoys walking her crazy ginger Spaniel, Ruby, every day when she’s not snoring at the foot of her desk. Nikki also enjoys CrossFit, swimming and eating really good food!

Legal Specialisms

  • Residential Property Sales & Purchases - All aspects of buying and selling, whether you are an individual or a limited company.

  • Remortgage of Residential Property - Completing the remortgaging process, whether you are an individual or a limited company.

  • Transfer of Equity - Whether you are setting up a home together, or separating following a relationship breakdown, I can help add or remove names from your property title deeds.

  • Unregistered Property Sales - Sale of properties which are still not registered at HM Land Registry and need more attention.

Legal Expertise In Practice

  • Problematic Property Sale Following Divorce - Acting for clients who are selling their joint home during an acrimonious divorce. When joint clients need to act together, but are no longer on speaking terms, it can be challenging and navigating that brings an entirely different dynamic to a property transaction.

  • Selling an Unregistered Property Where the Original Deeds had Been Lost & the Owners Deceased - We had to obtain Statutory Declarations from the Executors and family members, and the best copies of deeds that could be located, and apply to HM Land Registry to reconstitute the title so that the property could be sold.

  • Freehold Resale of a 10-year-old Property Needing a Deed of Variation to the Estate Rentcharge - Due to unfavourable Rent Charge provisions in the Estate deeds, the deeds needed to be varied to allow the sale to go through. This means negotiating with the original developer, seller, buyer and their lenders.
