Renters’ Rights Act Support at Woodstock Legal Services

The Renters’ Rights Act 2025 is the biggest change to private renting in England in decades. It abolishes Section 21, replaces fixed-term tenancies with periodic tenancies and introduces new obligations for landlords. Understanding how it affects you is essential. Woodstock Legal Services helps landlords, letting agents and tenants navigate the new rules.

Our landlord and tenant lawyers advise on the key changes under the Act, reviewing tenancy documents and processes, the new possession grounds and notice periods, rent increases and challenges, tenants’ new rights and protections, and preparing for upcoming changes, including the landlord database and ombudsman.

You’ll work directly with an experienced lawyer who explains the changes in plain English, reviews your current position and gives you clear, practical advice so you can stay compliant and avoid costly mistakes.

Advice for Landlords & Letting Agents

The Act has changed how tenancies work, how landlords regain possession and how rent can be increased. Many landlords and agents now need to update their documents, processes and record-keeping to reflect the new rules.

Our lawyers review your tenancy agreements, notices and lettings processes, and explain what needs to change. We advise on the new possession grounds and the evidence needed to rely on them, the correct process for rent increases, and your obligations to provide information to tenants. We also help you prepare for further changes as they’re introduced.

Whether you’re a single-property landlord or manage a large portfolio, we’ll help you adapt with confidence.

Renters' Rights Act FAQs

  • When did the Renters’ Rights Act come into force?

The Renters’ Rights Act 2025 received Royal Assent in October 2025, and its main provisions came into force on 1 May 2026. Some parts of the Act, such as the private rented sector database and landlord ombudsman, are being introduced on separate timelines.

  • What are the main changes under the Act?

The main changes include abolishing Section 21 “no-fault” evictions, replacing fixed-term assured tenancies with periodic tenancies, and updating and expanding the grounds for possession. The Act also changes how rent can be increased and introduces new information requirements for landlords. We can explain how each change affects you.

  • Do existing tenancies fall under the new rules?

Yes. The Act applies to existing assured and assured shorthold tenancies in England, as well as new ones. Existing tenancies have converted to periodic tenancies, and landlords were required to give tenants an official information sheet explaining the changes. If you’re unsure whether you’ve met your obligations, speak to us.

  • Can my landlord increase the rent?

Under the Act, rent increases for most private tenancies must follow a formal process, and tenants can challenge an increase they believe is above market rent at the First-tier Tribunal. Landlords should make sure they follow the correct procedure. We can advise landlords and tenants on rent increases.

  • Does the Renters’ Rights Act apply in Wales?

No. The Renters’ Rights Act applies to England. In Wales, residential tenancies are governed by the Renting Homes (Wales) Act 2016, which has its own rules. We advise landlords and tenants in both England and Wales.
