Tenancy & Lease Agreements at Woodstock Legal Services

A clear, well-drafted tenancy agreement protects both landlords and tenants and helps avoid costly disputes later on. Since the Renters’ Rights Act came into force, many existing agreements no longer reflect the law and need reviewing to make sure they’re fully compliant. Woodstock Legal Services drafts and reviews tenancy documentation for landlords and letting agents across England and Wales.

Our landlord and tenant lawyers advise on residential tenancy agreements, written statements of terms, reviewing existing agreements for compliance, licences and lodger agreements, guarantor agreements, HMO and shared house arrangements, and company lets.

You’ll work directly with an experienced lawyer who understands your portfolio and your goals, explains the changes in plain English, and makes sure your documents are clear, up to date and compliant.

Drafting & Reviewing Tenancy Agreements

The Renters’ Rights Act has replaced fixed-term assured shorthold tenancies in England with periodic tenancies and introduced new requirements for the information landlords must give tenants. Agreements drafted under the old rules may now contain terms that are out of date or unenforceable.

Our lawyers review your existing agreements and templates, identify any terms that need updating, and draft new documentation that reflects the current law. We make sure your agreements clearly set out the rights and obligations of both parties, including rent, repairs, access, pets and the use of the property, so there’s less room for misunderstanding.

Whether you let a single property or manage a large portfolio, we’ll give you documents you can rely on.

Licences, Guarantees & Specialist Arrangements

Not every letting is a standard tenancy. Lodger arrangements, shared houses, company lets, and guarantor agreements all need careful drafting to make sure they work as intended and offer the right protection.

Our landlord and tenant lawyers advise on whether an arrangement is a tenancy or a licence, and draft lodger and licence agreements, guarantor agreements and documents for shared and HMO properties. We also work closely with our commercial property team on commercial leases and mixed-use properties, giving you joined-up support from one firm.

We’ll make sure every agreement is clear and fit for purpose, so you know exactly where you stand and can let with confidence.

Tenancy & Lease Agreements FAQs

  • Do I need to update my tenancy agreements?

In many cases, yes. The Renters’ Rights Act made significant changes to residential tenancies in England, including replacing fixed-term tenancies with periodic tenancies and introducing new information requirements. Agreements drafted under the old rules may no longer be accurate or compliant. We can review your existing documents and update them where needed.

  • What is a written statement of terms?

Under the Renters’ Rights Act, landlords in England must give tenants a written statement setting out key terms and information about the tenancy. Failing to provide the required information can lead to penalties. We can prepare compliant documentation and advise on what needs to be included.

  • What’s the difference between a tenancy and a licence?

A tenancy usually gives the occupier exclusive possession of the property and stronger legal protection. A licence, such as a lodger arrangement where the occupier shares living space with the owner, gives permission to occupy without exclusive possession. The label used isn’t decisive. What matters is the reality of the arrangement. We’ll advise on which applies.

  • Can I still have a fixed-term tenancy?

For most private residential lettings in England, no. Since 1 May 2026, assured tenancies are periodic, meaning they continue month to month until ended by the tenant giving notice or the landlord obtaining possession on a valid ground. Different rules apply to some other types of letting. We can explain how this affects you.

  • Do the same rules apply in Wales?

No. In Wales, residential lettings are governed by the Renting Homes (Wales) Act 2016, which uses occupation contracts and written statements with their own requirements. We advise landlords and agents in both England and Wales.
