Our dedicated landlord and tenant team, led by Director Anna Hughes, has been named Best Landlord Legal Services Provider at the National Landlord Investment Show awards. We act for everyone from individual landlords with a single property to large portfolio owners and national letting agents.

Wherever your property is located, we offer clear, practical advice and transparent fixed fees where possible, with regular updates at every stage. Our aim is simple: to protect your investment and resolve issues as quickly and cost-effectively as possible.

Renters’ Rights Act 2025 Support for Landlords

The Renters’ Rights Act is the biggest change to private renting in England for over 30 years. Since 1 May 2026, Section 21 “no-fault” evictions have been abolished, all assured shorthold tenancies have become assured periodic tenancies, and rent increases must follow the formal Section 13 process.

These changes affect every landlord, from how you set up new tenancies to how you regain possession of your property. Further phases of the Act are due to come into force from late 2026, so staying up to date is essential.

Our landlord solicitors and internal team can help you understand your obligations, update your tenancy documentation and processes, and avoid costly mistakes.

Possession & Evictions

Regaining possession of a rental property must be handled correctly, or a claim can be delayed or dismissed. Since the Renters’ Rights Act abolished Section 21, landlords in England must rely on Section 8 and prove a valid ground for possession, making expert advice more important than ever.

Our landlord and tenant lawyers advise on choosing the right ground, serving valid notices, issuing possession claims and attending possession hearings. We also advise tenants facing eviction, explaining their rights and options clearly at every stage of the process.

Rent Arrears & Debt Recovery

Unpaid rent can put serious pressure on a landlord’s finances, especially when arrears build up over several months. Acting quickly and following the correct process gives you the best chance of recovering what you’re owed and resolving the situation without unnecessary delay.

Our lawyers advise landlords on recovering rent arrears, from letters before action and payment plans to possession claims on rent arrears grounds and money claims through the courts. Where a judgment is obtained, we’ll advise on the most effective enforcement options available.

Tenancy & Lease Agreements

A clear, well-drafted tenancy agreement protects both landlords and tenants and helps avoid costly disputes later on. Since the Renters’ Rights Act came into force, many existing agreements no longer reflect the law and need reviewing to make sure they’re fully compliant.

Our landlord and tenant lawyers draft and review residential tenancy agreements, written statements of terms, licences and other lettings documentation. We’ll make sure your documents are clear, up to date and compliant, so you know exactly where you stand and can let with confidence.

Property Management

Letting a property comes with a growing list of legal responsibilities, from deposit protection and safety certificates to licensing, property standards and record-keeping. Falling short can lead to penalties, restrictions on regaining possession and disputes with tenants.

Our lawyers advise landlords, letting agents and property managers on their legal obligations, compliance processes and day-to-day issues such as disrepair, access and deposit disputes. We’ll help you put the right processes in place to protect your investment and your tenants.

Squatters & Trespassers

Discovering squatters or trespassers on your property can be distressing, and every day of occupation can cause damage, disruption and lost income. With 14 years’ experience in this area, our dedicated specialists act swiftly to resolve claims on residential, commercial and agricultural land.

Working closely with enforcement agents, we provide a streamlined 360-degree service, from initial assessment and issuing proceedings to obtaining possession and dealing with post-eviction matters, so you can regain your property quickly, safely and lawfully.

Renters' Rights Act Support

The Renters’ Rights Act 2025 is the biggest change to private renting in England in decades, abolishing Section 21, replacing fixed-term tenancies with periodic tenancies and introducing new obligations for landlords. Understanding how it affects you is essential.

Our landlord and tenant lawyers help landlords, letting agents and tenants understand the new rules, review tenancy documentation and processes, and navigate the new possession grounds with confidence. We’ll give you clear, practical advice so you can stay compliant and avoid costly mistakes.

Landlord & Tenant FAQs

  • Can I still evict a tenant using a Section 21 notice?

No. Section 21 “no-fault” evictions were abolished in England on 1 May 2026 under the Renters’ Rights Act 2025. Landlords must now use a Section 8 notice and rely on one or more of the statutory grounds for possession, such as rent arrears, antisocial behaviour or the landlord wishing to sell or move into the property. Our team can advise on the right ground and make sure your notice is valid.

  • What changed under the Renters’ Rights Act?

The Renters’ Rights Act 2025 is the biggest change to private renting in England in decades. Fixed-term assured shorthold tenancies have been replaced by periodic tenancies, Section 21 has been abolished, and the grounds for possession have been expanded and updated. Landlords and tenants both have new rights and obligations, so it’s worth getting advice if you’re unsure how the changes affect you.

  • How long does it take to evict a tenant?

It depends on the ground for possession, the notice period that applies and whether the tenant leaves voluntarily. If they don’t, you’ll need to apply to court for a possession order, and timescales then depend on court availability. Serving a correct notice and preparing the claim properly from the start helps avoid costly delays. We’ll give you a realistic timescale at the outset.

  • My landlord isn’t carrying out repairs. What can I do?

Landlords have legal obligations to keep the property in repair and make sure it’s safe and fit to live in. Start by reporting the problem in writing and keeping records. If the landlord doesn’t act, you may be able to contact your local council or bring a disrepair claim. Our lawyers can review your situation and explain your options.

  • Do the same rules apply in Wales?

No. The Renters’ Rights Act applies to England. In Wales, residential tenancies are governed by the Renting Homes (Wales) Act 2016, which has its own types of contract, notice periods and possession procedures. Our team advises landlords and tenants in both England and Wales.

Landlord & Tenant Testimonials

Zoe Turner

"I found the team at Woodstock Legal - and especially Zoe, my solicitor - as incredibly helpful, knowledgeable and thorough, with a real empathy and understanding of what I was going through with a very difficult tenant. She and her colleague James were easy to get hold of and always approachable; I can heartily recommend them!"

Anna Hughes

"I write to offer my sincere thanks and appreciation to Woodstock Legal Services. In particular Anna Hughes for her highly professional work in relation to regaining my property from a difficult tenant in rent arrears, refusing to vacate. Anna made the whole process stress free, keeping me informed throughout and the court result was above and beyond my expectations. I received a judgment for all monies outstanding, court costs against the tenant and a possession order in my favour. As a landlord with only a few properties, I would not hesitate to recommend this firm to anybody in a similar position."

Tia Kwateng

"Tia was more than knowledgeable in her field and the process. She took her time to explain everything to me and went into great detail about the process. I highly recommend to ask for Tia! She is the best of the best!"

Sharfaa Kerkache

"Can I just say on behalf of myself and my brother how impressed we have been with your work on this account. This is the first time (and hopefully last) that we have had to undertake the eviction process and you have guided us professionally all the way. You have kept us up to date and regularly been in touch contributing significantly into this process running so smoothly and we now have repossession of our flat."
